Group and Exclusive Use Booking Terms & Conditions
For our purposes a group is a party of 8 people or more.
1) Arrival & Departure
Guests may take possession of their accommodation between 4pm and 7pm on the arrival date (or other time by special arrangement), and should vacate the accommodation by 10am on the departure date. Unless prior notice of late arrival is given and agreed, we reserve the right to re-let the bed(s) if the guest(s) has not arrived by 7pm on the day of arrival. These times may be changed by prior arrangement. No liability can be accepted should adverse weather or travel conditions delay your travel plans, so please inform us at the earliest opportunity.
Prices displayed are for beds in shared bunkroom accommodation. Exclusive room or bunkhouse use and family room prices are available upon enquiry. Prices include tax, use of linen, showers, drying room, kitchen and equipment. Bed linen will be laid out on the bed; you are expected to make up your bed on arrival and strip it on day of departure.
3) Booking Payments
Payment should be made by credit or debit card upon booking. We accept: MasterCard, Visa, Solo, Switch and no booking fee is charged. The card used must be in the name of the person making the booking. Transactions are in pound sterling.
Bookings made within 4 weeks of the arrival date are required to pay in full, upon reservation. Greater than 4 weeks: A non-refundable deposit of 20% of the total cost is payable on booking, the balance is required to be paid no later than 4 weeks prior to arrival.
The booking will be considered as confirmed only when the appropriate payment has been received. Black Isle Berries Bunkhouse will take no responsibility for delays in postage or carriage of cheques. Cheques should be made out to T & L Fraser.
Confirmation will be available upon request.
The person making payment will be deemed the lead person (unless otherwise specified) and assumes responsibility for the accuracy of the booking, the payment details submitted and for conveying all necessary booking details, terms and conditions to the other members of the party. If any member of the booking party has special needs, it is the responsibility of the lead person to ensure that any requirements are identified and communicated to Bunkhouse staff.
If you must cancel, inform us at the earliest possible opportunity! We will make every effort to re-let the accommodation, but will not be held responsible for so doing. In the event of cancellation the following charges will apply: –
a) 4 -2 weeks prior to arrival date – refund 50% of monies paid
b) under 2 weeks prior to arrival date – no refund given
All guests are strongly advised to take out adequate insurance against cancellation, damage to baggage, loss and/or damage to property etc.
6) Security Deposit
Black Isle Berries Bunkhouse is new and built to high standards – of which we are justly proud. Please keep it in good condition.
Upon arrival, the Party Leader is required to accept and sign the Terms & Conditions and submit credit card details as a ‘Security Deposit’. These credit card slips will not be returned but will be destroyed, provided the accommodation & equipment are in a clean and undamaged condition on departure. The signatory accepts liability for the behaviour of all party members, for ensuring that conditions of booking are adhered to, for loss or damage to the accommodation, its contents and equipment. Where multiple rooms are occupied, a responsible person for each room will be named. Please report any damages or breakages immediately.
In the absence of a card imprint being provided on arrival, the undersigned authorise a debit to my card account for the amount of any loss or damage, subject to an advice being provided. In the absence of credit cards, the appropriate cash deposit will be required and refunded subject to the above conditions.

7) Age Restrictions
Persons under the age of 18 must be accompanied by an adult who shall be responsible for them. Groups and families are required to have suitable numbers of adults to ensure the good conduct and safety of party members and other guests. All decisions in this regard are at the discretion of the Bunkhouse staff.
Responsible adults are required to familiarise themselves with safety and emergency issues and actively consider the risks associated with hazards, including bunk beds, kitchen equipment and vehicular traffic. Your attention is drawn to the proximity of the farm shop adjacent to the Black Isle Berries Bunkhouse. Parents or guardians of young children are advised that persons under 7 years are recommended to not occupy upper bunks.
Only those persons listed on the booking form may occupy the accommodation. We reserve the right to terminate the booking, without refund, to vary or re-allocate the accommodation if this condition is breached or where all material facts are not disclosed. Beds may not be sub-let.
9) Admission and Eviction
We reserve the right to refuse admission to anyone who, in the opinion of our staff, is not fit to take charge of the property or be in the company of other guests. In any such case the contract will be terminated without further liability.
We also reserve the right to terminate the Contract at any time or remove any person or persons (or persons being responsible for others), due to unreasonable behaviour, damage to property or causing or likely to cause injury, annoyance or offence to other guests. Any refund will be entirely at the discretion of Black Isle Berries Bunkhouse.
Black Isle Berries Bunkhouse is a no-smoking building. Persons smoking, misusing alcohol or drugs render themselves liable to eviction. Illegal activities will be reported to the authorities.
Our staff also has the right to enter any room at any time as occasion may demand to ensure that cleanliness is preserved and routine maintenance may be carried out.
10) No Smoking Premises
Smoking is prohibited in the bunkhouse. There will be a £50 per room charge for deep cleaning of rooms if smoking has occurred.
11) Personal Effects
We will not be held responsible for the loss or damage to personal property of guests occupying the accommodation. All property, vehicles, their contents and personal effects are on the premises and car park entirely at your own risk.
All persons have a ‘duty of care’ for others, so if you see something potentially dangerous, don’t ignore it – but do something about it and tell a member of staff. Any accident must be reported to reception or the duty warden. We will not be responsible for any injury or death, save insofar as it results from the proven negligence of our staff. All our guests are encouraged to ensure that they have adequate property and personal accident insurance for their stay.
13) Your Pet
We are sorry but we do not allow pets on our premises.
14) Noise & Disturbance
Please consider others. Guests are expected to consider the consequences of their actions and to minimise any noise, especially between 11.00pm and 8.00am. We have neighbours and no late night disturbance will be tolerated!
If for any reason the accommodation is unsatisfactory please inform us immediately so that appropriate action can be taken. We cannot accept subsequent claims for shortcomings not so notified.
The booking is made on the understanding that we will make the accommodation and amenities available to you on the dates stated. Should this not be possible for reasons within our due care we will endeavour to provide you with suitable alternative accommodation. Should no other accommodation be available at the time we will offer you alternative dates or refund of your monies, but you will have no other claim or remedy against us.
Force Majeure: We cannot accept any liability where the booking could not be fulfilled due to circumstances which we could not, even with due care, have foreseen or avoided. Such events include but are not limited to, war, threat of war, civil commotion or strife, hostilities, industrial dispute, natural disaster, fire, act of God, terrorist activities, technical problems or closure with transportation, quarantine, epidemics, weather conditions, government action, destruction or damage of Black Isle Berries Bunkhouse through fire, explosion, flood, storm or other weather damage, criminal damage and all similar situations beyond our control.
We cannot guarantee to provide alternative accommodation and reserve the right to alter or delete amenities or facilities without prior notice.
‘We’ in this document refers to Black Isle Berries Bunkhouse, Ryefield Farm, Tore, Ross-shire, IV6 7SB, its owners, employees and contractors.

Groups of 8 or more terms and conditions
Group booking terms and conditions:
The Leader (person who has made the booking) is the responsible named person and is responsible for the following: –
50% deposit payable at time of booking
Balance to be paid 3 weeks prior to arrival
Return a signed copy of our Terms and Conditions 3 weeks prior to arrival.
Provide a list of names of all members in the group, 3 weeks prior to arrival
Provide cash or credit/debit card for pre-authorisation @ £20pp to be processed on arrival.
These monies will be refunded on departure if all is in order.
All breakages and/or damage will be paid for prior to departure. Failure to pay any damages prior to departure will automatically be taken from the pre-authorisation payment.
